Sealing

Definition

Sealcoating or pavement sealing is when you apply a protective coating to asphalt-based pavements. It reduces the friction or anti-skid properties connected to the aggregates in asphalt.

Types

Pavement sealcoat products have different kinds. For example, a refined tar-based sealer offers the best protection against water and chemical. Typically, asphalt-based sealer has poor protection against chemical and harsh climates.

The petroleum-based sealer offer protection against water and chemicals. Another difference among the various coatings is in terms of wear. Refined tar-based sealer has the best characteristics, which can last up to three to five years, while asphalt-based sealer may last up to only one to three years. Petroleum-based sealer falls between refined tar and asphalt.

Important Reminder

Sealcoating is advertised as a protective coating that is able to extend the life of asphalt pavements. However, there is no independent research that proves these claims.

Striping

The stripes on your lot can last as long as two years if the traffic is light. But if your lot is exposed to damaging environmental factors, it may need to be restriped every 12 to 18 months. In general, it is best to restripe the lot whenever it starts looking like it needs it.
